Landlord Insurance

Landlord insurance built for Ohio rental properties

A homeowners policy isn't enough when someone else lives there

The moment you rent a property to a tenant, your homeowners policy stops doing the right job. Carriers expect rental properties to be written on a dedicated landlord (sometimes called dwelling fire) policy — and if there's a claim on a rental that's still on a homeowners policy, it can be denied entirely.

DePolo & Associates writes landlord policies for single-family rentals, duplexes, condos, and small multi-family buildings across Knox County. We cover the building, your liability as the property owner, and the rental income you'd lose if a covered loss made the unit unlivable.

What landlord insurance covers

A landlord policy protects the dwelling (and other structures like a garage or shed), liability if a tenant or guest is injured on the property, and lost rental income while the unit is being repaired after a covered loss. We can also add coverage for vandalism, intentional tenant damage, and equipment like appliances or HVAC you provide with the unit.

  • Landlord Liability
  • Loss of Rental Income
  • Vandalism & Tenant Damage
  • Medical Payments to Others
  • Optional Equipment & Appliance Coverage
FAQ

Frequently Asked Questions

Can I keep my homeowners policy on a rental property?
No. Once a property is rented to a tenant — even a relative — most carriers require it to move to a landlord (dwelling fire) policy. Leaving it on a homeowners policy puts the entire claim at risk of being denied. We help make the switch cleanly.
Does landlord insurance cover the tenant's belongings?
No. Your landlord policy covers your building and your liability — not the tenant's furniture, electronics, or personal items. Tenants need their own renters insurance for that, which many landlords now require in the lease.
What is loss-of-rent coverage?
If a covered loss (like a fire) makes the unit unlivable, loss-of-rent coverage replaces the rental income you would have collected during repairs. For most landlords, this is one of the most valuable parts of the policy — it keeps the mortgage paid while the unit is offline.
What about short-term rentals or Airbnb?
Short-term and vacation rental use changes the risk significantly and is usually excluded from a standard landlord policy. If you're running an Airbnb or VRBO, tell us — there are specific endorsements and policies designed for that use case.
